Lincolnshire’s October Property sales were 9, equal to 9 in October of 2010 and 80.0% higher than the 5 sales last month. October 2011 sales were at a mid level compared to October of 2010 and 2009. October YTD sales of 89 are running 3.5% ahead of last year's year-to-date sales of 86.
The Median Sales Price in October was $325,000, down -24.4% from $430,000 in October of 2010 and down -1.5% from $330,000 last month. The Average Sales Price in October was $352,722, down -24.5% from $467,431 in October of 2010 and down -11.7% from $399,500 last month. October 2011 ASP was at the lowest level compared to October of 2010 and 2009.
The Total Inventory of Properties available for sale as of October was 94, down -10.5% from 105 last month and down -23.6% from 123 in October of last year. October 2011 Inventory was at the lowest level compared to October of 2010 and 2009.
The October 2011 Months Supply of Inventory of 10.4 months was at its lowest level compared with October of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.
The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for October was 159, up 156.5% from 62 days last month and up 24.2% from 128 days in October of last year. The October 2011 DOM was at its highest level compared with October of 2010 and 2009.
The Selling Price vs Original Listing Price is the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The October 2011 Selling Price vs Original List Price of 82.1% was down from 88.5% last month and down from 85.9% in October of last year.
The number of New Listings in October 2011 was 8, down - 33.3% from 12 last month and down -42.9% from 14 in October of last year.
