Lake Bluff IL Real Estate Market Action Report July 2011

Lake Bluff’s June Property sales were 24, up 41.2% from 17 in June of 2010 and 60.0% higher than the 15 sales last month. June 2011 sales were at their highest level compared to June of 2010 and 2009. June YTD sales of 63 are running 10.5% ahead of last year's year-to-date sales of 57.


The Median Sales Price in June was $487,000, up 33.4% from $365,000 in June of 2010 and up 33.4% from $365,000 last month. The Average Sales Price in June was $780,725, up 59.6% from $489,029 in June of 2010 and up 78.2% from $438,222 last month. June 2011 ASP was at highest level compared to June of 2010 and 2009.


The Total Inventory of Properties available for sale as of June was 132, up 4.8% from 126 last month and down -12.0% from 150 in June of last year. June 2011 Inventory was at the lowest level compared to June of 2010 and 2009.


The June 2011 Months Supply of Inventory of 5.5 months was at its lowest level compared with June of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.


The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for June was 145, down -8.8% from 159 days last month and up 20.8% from 120 days in June of last year. The June 2011 DOM was at a mid range
compared with June of 2010 and 2009.


The Selling Price vs Original Listing Price is the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The June 2011 Selling Price vs Original List Price of 86.2% was up from 86.1% last month and down from 87.3% in June of last year.


The number of New Listings in June 2011 was 24, down - 17.2% from 29 last month and up 4.3% from 23 in June of last year.
