Highland Park IL Real Estate Market Action Report July 2011

Highland Park’s June Property sales were 33, down -42.1% from 57 in June of 2010 and -2.9% lower than the 34 sales last month. June 2011 sales were at a mid level compared to June of 2010 and 2009. June YTD sales of 151 are running -27.8% behind last year's year-to-date sales of 209.


The Median Sales Price in June was $446,000, up 11.8% from $399,000 in June of 2010 and up 12.2% from $397,500 last month. The Average Sales Price in June was $535,007, down -5.5% from $565,903 in June of 2010 and up 1.1% from $529,366 last month. June 2011 ASP was at the lowest level compared to June of 2010 and 2009.


The Total Inventory of Properties available for sale as of June was 377, down -4.3% from 394 last month and down -17.7% from 458 in June of last year. June 2011 Inventory was at the lowest level compared to June of 2010 and 2009.


The June 2011 Months Supply of Inventory of 11.4 months was at a mid range compared with June of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.


The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for June was 121, down -22.9% from 157 days last month and down -30.9% from 175 days in June of last year. The June 2011 DOM was at its lowest
level compared with June of 2010 and 2009.


The Selling Price vs Original Listing Price is the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The June 2011 Selling Price vs Original List Price of 86.1% was up from 85.4% last month and up from 83.2% in June of last year.


The number of New Listings in June 2011 was 77, down - 24.5% from 102 last month and down -15.4% from 91 in June of last year.
