Winnetka’s May Property sales were 20, up 25.0% from 16 in May of 2010 and 25.0% higher than the 16 sales last month. May 2011 sales were at their highest level compared to May of 2010 and 2009. May YTD sales of 70 are running 2.9% ahead of last year's year-to-date sales of 68.
The Median Sales Price in May was $980,000, up 15.1% from $851,250 in May of 2010 and down -15.4% from $1,158,500 last month. The Average Sales Price in May was $1,417,400, up 33.6% from $1,060,595 in May of 2010 and down -8.6% from $1,551,219 last month. May 2011 ASP was at highest level compared to May of 2010 and 2009.
The Total Inventory of Properties available for sale as of May was 198, up 2.6% from 193 last month and down -18.5% from 243 in May of last year. May 2011 Inventory was at the lowest level compared to May of 2010 and 2009.
The May 2011 Months Supply of Inventory of 9.9 months was at its lowest level compared with May of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.
The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for May was 218, up 48.3% from 147 days last month and up 21.8% from 179 days in May of last year. The May 2011 DOM was at its highest level compared with May of 2010 and 2009.
The Selling Price vs Original Listing Price reveals the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The May 2011 Selling Price vs Original List Price of 83.2% was down from 87.4% last month and down from 88.6% in May of last year.
The number of New Listings in May 2011 was 66, up 26.9% from 52 last month and up 26.9% from 52 in May of last year.
