Lake Bluff IL Real Estate Market Action Report April 2011

Lake Bluff’s March Property sales were 4, down -63.6% from 11 in March of 2010 and equal to 0.0% 4 sales last month. March 2011 sales were at their lowest level compared to March of 2010 and 2009. March YTD sales of 11 are running -47.6% behind last year's year-to-date sales of 21.


The Median Sales Price in March was $765,000, up 135.4% from $325,000 in March of 2010 and up 225.5% from $235,000 last month. The Average Sales Price in March was $877,500, up 91.9% from $457,273 in March of 2010 and up 229.6% from $266,250 last month. March 2011 ASP was at highest level compared to March of 2010 and 2009.


The Total Inventory of Properties available for sale as of March was 119, up 6.3% from 112 last month and down -16.2% from 142 in March of last year. March 2011 Inventory was at the lowest level compared to March of 2010 and 2009.


The March 2011 MSI of 29.8 months was at its highest level compared with March of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.


The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for March was 160, up 128.6% from 70 days last month and up 66.7% from 96 days in March of last year. The March 2011 DOM was at a mid range compared with March of 2010 and 2009.


The Selling Price vs Original Listing Priceis the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The March 2011 Selling Price vs Original List Price of 80.3% was down from 82.5% last month and down from 86.1% in March of last year.


 The number of New Listings in March 2011 was 29, up 81.3% from 16 last month and down -6.5% from 31 in March of last year.
