Glenview IL Real Estate Market Action Report March 2011
Glenview’s February Property sales were 33, up 32.0% from 25 in February of 2010 and 10.0% higher than the 30 sales last month. February 2011 sales were at their highest level compared to February of 2010 and 2009. February YTD sales of 63 are running 5.0% ahead of last year's year-to-date sales of 60.
The Median Sales Price in February was $434,900, up 45.0% from $300,000 in February of 2010 and up 18.9% from $365,753 last month. The Average Sales Price in February was $486,602, up 17.4% from $414,438 in February of 2010 and up 9.7% from $443,459 last month. February 2011 ASP was at a mid range compared to February of 2010 and 2009.
The Total Inventory of Properties available for sale as of February was 484, up 3.2% from 469 last month and down -18.2% from 592 in February of last year. February 2011 Inventory was at the lowest level compared to February of 2010 and 2009.
The February 2011 Months Supply of Inventory of 14.7 months was at its lowest level compared with February of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.
The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for February was 107, down -13.7% from 124 days last month and up 0.9% from 106 days in February of last year. The February 2011 DOM was at a mid range compared with February of 2010 and 2009.
The Selling Price vs Original Listing Price is the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The February 2011 Selling Price vs Original List Price of 88.3% was up from 85.3% last month and up from 86.5% in February of last year.
The number of New Listings in February 2011 was 98, up 10.1% from 89 last month and down -29.0% from 138 in February of last year.
