Highland Park’s January Property sales were 15, down -28.6% from 21 in January of 2010 and -25.0% lower than the 20 sales last month. January 2011 sales were at a mid level compared to January of 2010 and 2009. January YTD sales of 15 are running -28.6% behind last year's year-to-date sales of 21.
The Median Sales Price in January was $385,000, down -35.6% from $597,500 in January of 2010 and up 0.5% from $383,000 last month. The Average Sales Price in January was $392,177, down -38.1% from $633,333 in January of 2010 and down -10.7% from $439,275 last month. January 2011 ASP was at the lowest level compared to January of 2010 and 2009.
The Total Inventory of Properties available for sale as of January was 361, up 3.1% from 350 last month and down -14.5% from 422 in January of last year. January 2011 Inventory was at the lowest level compared to January of 2010 and 2009.
The January 2011 Months Supply of Inventory of 24.1 months was at a mid range compared with January of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers.
The average Days On Market (DOM) is how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for January was 181, up 41.4% from 128 days last month and up 7.7% from 168 days in January of last year. The January 2011 DOM was at its
highest level compared with January of 2010 and 2009.
The Selling Price vs Original Listing Price is the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The January 2011 Selling Price vs Original List Price of 81.5% was down from 83.8% last month and up from 81.1% in January of last year.
The number of New Listings in January 2011 was 74, up 117.6% from 34 last month and up 7.2% from 69 in January of last year.
