The Total Inventory of Properties available for sale as of August was 198, down 2.5% from 203 last month and

down 3.9% from 206 in August of last year. August 2010 Inventory was at its lowest level compared with August of 2009 and 2008. The August 2010 Months Supply of Inventory of 6.8 months was at its lowest level compared with August of 2009 and 2008. A comparatively lower MSI is more beneficial for sellerswhile a higher MSI is better for buyers.

The Median Sales Price in August was $1,125,000, down 15.3% from $1,329,000 in August of 2009 and down 3.8% from $1,170,000 last month. The Average Sales Price in August was $1,331,310, down 7.1% from $1,433,590 in August of 2009 and up 8.9% from $1,222,381 last month. August 2010 ASP was at the lowest level compared to August of 2009 and 2008. August Property sales were 29, up 45.0% from 20 in August of 2009 and 38.1% higher than the 21 sales last month. August 2010 sales were at their highest

level compared to August of 2009 and 2008. August YTD sales of 140 are running 52.2% ahead of last year's year-to-date sales of 92.

The average Days On Market (DOM) shows how many days the average Property is on the market before it

sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a

move towards more of a Seller's market. The DOM for August was 110, up 8.9% from 101 days last month and

down 43.9% from 196 days in August of last year. The August 2010 DOM was at a mid level compared with

August of 2009 and 2008.

MARKET ACTION REPORT

The Selling Price vs Original Listing Price is the average amount that Sellers are agreeing to come down from their original list price. The lower the ratio is below 100% the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The August 2010 Selling Price vs Original List Price of 86.3% was down from 89.1% last month and up from 80.0% in August of last year.

The number of New Listings in August 2010 was 37, up 23.3% from 30 last month and up 60.9% from 23 in August of last year.
