When Selling Your Home Condition Matters
Of all the things homeowners can control when selling their home, the condition of the property is probably the most important.
A critical part of marketing any product is the “presentation” of the product. Businesses understand this concept and pay millions of dollars each year to advertising and marketing consultants to get the best advice possible.
The same is true for real estate. In order to compete effectively with other sellers, home owners must present their homes to the marketplace in its’ most attractive, desirable condition. Think back to when you bought your home, you probably comparison shopped, considering several homes. Well, buyers are still doing that today. According to the recent studies, the average purchaser looks at 10 to 20 properties prior to purchasing a home.
Regardless of how many properties are on the market, buyers will always seek the best priced property that is in the best condition. The property offering the best overall value gets purchased.
You are not just selling a house. You are selling a lifestyle, and dreams. People always want the best for themselves, and your home should represent the buyer’s answer to this goal. Think like a buyer. Remember, they arrive at your door hoping to find the perfect home for them. Don’t make them search somewhere else for it. Do your homework; every room in your home should invite the buyer to stay.
The best way to do this is to walk outside and look objectively at your property through the critical eyes of a buyer. Is there anything that needs repair, looks worn, or is outdated? Make a list of the items you find. Then walk through the inside, room by room and do the same thing. Taking the time to do this before your home is on the market should result in a shorter sales cycle. Completing all of your repairs, improvements, and enhancements prior to your first showing may very well add to your net proceeds as well.
Your best showings and greatest activity come early in the listing period, usually in the first two weeks, so be prepared at the start.
